To the right of the entrance is a large covered parking area and the maids' quarters, and directly in front is the main living pavilion. This impressive pavilion is entered via wide stone steps and it has a central water feature. To the left is the elevated living and dining area which has air conditioning, comfortable seating for viewing the satellite TV, and a dining table for 10. This room has a high vaulted wood ceiling with fans and a balcony overlooking the garden, the large pool and the ocean. Glass doors and windows around virtually the entirety of the room create a very cool, light and comfortable space.

Steps to the right lead over the water feature and on to a two-storey building. Upstairs is a bedroom that has a private dressing area, a balcony overlooking the front of the property and a second large balcony with views over the gardens, the pool and to the beach, and an en suite bathroom incorporating an outdoor terrazzo bathtub.

Stairs from the living area go down to the western style kitchen, with an island breakfast bar, black granite surfaces, matching units and top quality appliances. Next to the kitchen is a second lounge/TV room and both have glass doors leading out onto a paved terrace and the landscaped garden.

From this terrace steps lead you down to the bedroom situated beneath the lounge. This bedroom has an en suite shower room and also benefits from a private covered terrace looking across the garden, pool and sea.

To the front of this room is the garden, the infinity pool and the sun terrace with sun loungers and day beds. On the right side of the property are two further bedroom pavilions. These are separated by an inner garden area and each has a dressing area, an en suite bathroom and a romantic outdoor terrazzo bathtub where you can soak under the stars in total privacy. Four bedrooms have king size double beds and the fifth bunkbeds suitable for two children or one adult

The spectacular blue-tiled infinity swimming pool has a sand-wash terrace and furnished with comfortable sun-loungers and parasols. A poolside sala includes a swim up bar with submerged seating, a BBQ kitchen area and a large dining table for entertaining al fresco style.

The beach at Lipa Noi is considered to be one of the island's finest: soft white sand, good swimming conditions, outstanding views of the famous Five Islands, Ang Thong Marine Park and across to the mainland - and of course it's perfect for Samui'’'s legendary sunset spectaculars. In the summer low tide season the reef may be dry for up to 100m, opening up the beach and reef to other activities such as beach volleyball or simply exploring the rock pools, a safe and exciting activity for children. Channels for swimming and kayaking remain open during the summer.
